Am I commiting fraud?

Hello:I am in the process of selling my home,the price I asked for the home was just $2,000 more than what the pay-off is.The guy that is buying my house got a loan for about $30,000 more than what I am asking.The check for the ''proffit'' from the sale from the sale will be made out to me and I am supposed to sign the check and he will then give me $2,ooo.Is this transaction legal or am I helping in committing some kind of fraud?

If this transaction is in the Columbus, Ohio area, please contact me so I may compare the Buyer's name to someone that is under an active federal investigation for the same type of transaction. Thank you.
