Can easement rights be transferred to a renter?

Dear Inquirer: Easement rights are normally the property of the titled owner. However, such rights may be extended or conferred upon a renter, preferably in writing, consistent with the terms of the original easement, i.e. they may not be enlarged in time (duration), location, or specific land area for access and use, etc..
