You have no rights in the property until sale is confirmed and deed filed. Until confirmation, owners still have the right to come up with the delinquency and redeem the property.

Re: Foreclousures in Oio

Dear Foreclosure Property Owner(s): In Ohio, title actually passes to a new owner upon the Sheriff's sale ("when the hammer falls"). You may now lawfully enter the property, take possession, change locks, obtain insurance immediately, and arrange with the utility companies to read the meters so you won't be billed for the former occupant's use.

Good luck!.

Sincerely,

J. Norman Stark, Clevbeland, OH.
