Legal Question in Real Estate Law in Ohio
I have a land contract and in the contract it states that the seller will cause a copy of the contract to be recorded in the county recorders office. However the contract was signed 2 years ago and they have not filed it with the recorders office. Is this considered a breach of contract and make the contract void?

It could very well be. If you want the contract to be valid, I suggest that it gets filed. This sort of thing often happens when private individuals handle land contracts.
