Land deeds

My father wants to give us kids 103 acre farm that has been in the family. It is divided into 2 sections 70/33. There are 3 of us kids. One kid is not very responsible and there is concern. My other sibling and I want to keep the farm in the family for our kids (other sibling has no kids). My father wants to quick claim one section to myself and the other. I would get the 33 and my sibling would get the 70 and then lease the other one half. I am concerned because I have no access to my acres only though the other acres, plus I am not getting an even share. I am concerned about what this will do to my kids interest. Is there a way that the land can be divided into 3 sections and stict stipulations but in the deed so that my one sibling could not sell, destroy or molest the land?

First of all you can have the land divided into three tracts, but this requires approval of the municipality in which you live. Second, the land can be placed in trust so that the kids can get it upon the death of the owner.
