Legal Question in Real Estate Law in Ohio

Mechanics Lean On Home Inspection

I inspected a home in a real estate purchase and the deal fell apart. The out of town buyer has disappeared and I have never gotten paid. The sellers agent got a copy of my report and is now listing and marketing this house as a ''pre-inspected'' home. Can I put a mechanics lean on the home that I inspected for the amount of the inspection ?? What other recourse do I have for the unauthorized use of this report????

Re: Mechanics Lean On Home Inspection

Because you did not provide labor or materials which improved the property, you cannot lien the property. Your recourse is with the person who ordered the inspection from you. If you threaten to sue the out of state buyer here, you might get some response.
