Second Mortgage appears shady

I have an 80/20. The 20 part of the loan is suspicious. I can't research it, they people claiming to own it have not provided me with proof or a payment booklet. I have held the money due to them because I don't know who to send it to and if they are legitimate. Owner claims to have fired everyone and runs it out of his basement. Yet he can't provide any correspondance he claims to have sent and the 800 number is a number to buy a 800 number. Buisness card is to a defunct real estate firm. It all just doesn't add up. What should I do?

Have you pulled the recorded mortgage, and all additional documentation from county records? If he owns it, there has to be an assignment of it recorded somewhere. You might have to file a declaratory judgment action against him to determine the mortgage's validity.
