Do we owe this our realtor anything?

We have been looking for used houses with the assistance of a realtor (dual agent). This same realtor just sold our old house. After being less than happy looking at used houses we took it upon ourselves to purchase and build a new house. We were under no contractual obligations with the realtor on the purchase of a home. The realtor did contact this same builder to inquire on houses available, never using our name. Do we owe this our realtor anything?

In the absence of an express conractural obligation, he/she has to prove the value of the services rendered.
