Can I as power of attorney sign papers to sell my moms house

Dear Inquirer: You may do so only if : (1) your Mother is still living, i.e. alive, and (2) in good mental state, i.e. neither committed nor diagnosed with Alzheimers' disease or any other mental impairment.
A Power of Attorney ceases when the maker (signer) is deceased, and/or lacks mental capacity to knowingly and intelligwently make or consent to such document and authorization.
