Legal Question in Real Estate Law in Ohio

Property Inspections

Our landlords have recently decided to sell their duplex, and we rent the top half. While we have no problem with that, they say that from here on out they can inspect our home every month on 24 hours notice in order to ensure that it is able to be shown. There is no provision for this in our lease, and we disagree, and we do not want them showing our home while we are not there due to several problems we have had with their children in the past. Are they able to change the terms of our lease because they have decided to sell, and are they allowed to sell the house while we live there? Do we have to allow them access to our home on their terms even though we are paying rent?

Re: Property Inspections

You have to let your landlord inspect on reasonable notice. You can however request that the landlord show the place when you are present. If the situation is so deplorable that you can not tolerate it, it may be grounds for constructive eviction and then you can terminate the lease.

Consult counsel for your rights.
