If a potential buyer for our home visited while we were under contract with an agent, but they were not in a position to buy, and did not sign a contract, am I obligated to pay a real estate commission if within 120 days of the termination of the contract?

Your listing agreement controls your obligation. Normally, the terms of a listing agreement require all prospects during the listing period to be referred to the realtor. If those are the terms of your listing, you owe the commission.
