Legal Question in Real Estate Law in Ohio
I recently sold a home, I signed the papers with the title company on a Friday, 8:30Am and gave keys.
The house was vandilized and copper pipes cut and stolen, some time over the weekend. Title did not get recorded at courts until noon on Monday, no delay on my part.
Who is responsible for replacement and clean up?

Dear Seller: Until the actual sale and transfer is recorded, the Seller's insurer bears the expense of cleanup and replacement, unless the Offer and Acceptance documents provide another resolution.
