Seller pays buyer

I am buying a condo from a friend of mine. The appraisal for the property (6mos ago) was 96K. He has agreed to sell me the property for 85K. If the new appraisal comes in for any amount over 85K can I buy the property for the apprasied amount and be given (from the seller) the difference after closing?

Yes, with a correctly worded sales agreement, you can receive a credit from the Seller at closing.
