Can we serve an eviction notice?
We have a tenant who has not paid any rent since aug and that was only half of july's rent. Can I serve them an eviction notice, or does a court or lawyer or law enforement person have to do it? And how long to they have to get out?

If the tenant is late in his rent, you can serve a 3 day notice by either handing it to the tenant or placing it on all of the doors to the premises. If the tenant pays, you are precluded from evicting the tenant. If the tenant does not pay, then you can file an eviction with the Court 3 days after serving the notice on the tenant. the 3 days does not include weekends or holidays.
