small claims

I'm a Realtor who just listed and sold an REO. Can I file a small claims against the previous owner for loss of real estate commissions due to the fact we had to sell the home for much less because of the condition he left it in?

There is no contract with the previous owner, and he has no other legal duty to you as a realtor. You have no cause of action.
