Legal Question in Real Estate Law in Ohio

Squatters

My husbands grandfather rented rooms out to people in his house, but made the exception for one individual that if he (renter) helped Harold (landlord) out with day to day tasks and errands that he (renter) would not have to pay rent. This arrangement was made in December of 2001. Harold passed away in January (in a nursing home) and the renter is still living in his house. No papers or lease agreements were ever signed and this man refuses to move out. We are waiting for the eviction but are unable to show the house. This man is trashing the house and the utilities alone are eating up the estate. Can we turn off the utilites before the eviction is complete?

No, a landlord that tries a little self help is going to be punished by the Court.
