If the property was purchased during the marriage then you are entitled to 1/2 of the equity. If your wife owned it before you were married and there was no mortgage on it you get nothing. If she purchased it before the marriage and there has been money paid on the mortgage during the marriage then only the money paid during the marriage is marital.
