what are the liabilites in using ohio's transfer on death deeds

Ohio does not recognize transfer on death deeds anymore. You must use a transfer on death affidavit which is a different format.
The affidavit can be a good tool to avoid probate but you should discuss the facts of your situation with an attorney.
