Legal Question in Wills and Trusts in Ohio

real estate left in will

I recently learned a friend has passed away and left me his house in his will. I know the house is trashed and in a bad neighborhood and from what his attorney tells me there are tax leans and possibly mortgages on the house which is worth less than $50,000. I want to decline my part of this inheritance. I do not want the house or the problems. How do I legally decline. Thank you

If you file a disclaimer, you will not receive the house. The attorney for the estate should prepare for you.

Have you considered requesting the executor sell the home in probate, and give you the proceeds of sale instead of the house itself? This is what is likely to happen anyway if you disclaim.
