Legal Question in Wills and Trusts in Ohio

My step father died 2 years ago and my mother died 6 months ago. They lived with me a I cared for them both for the last 10 years. There was nothing in their name, everything was/is in mine. They had a storage building a few doors down from my home. I need to do something with this and I am not sure what my options are. There was no will for anything including this property as it had both of their names on the deed. Now that she is gone and without a will still, what can I do with this place? I have contacted the Probate office and its not easy to get answers/help from them. On the paperwork they are asking alot of questions about the deceased, would I put my mother since she died last?

I am not sure from your question but if the property was in both names then you need to check and see if it was joint with right of survivorship. If so the property passed to your mother at your step father's death. At your mother's death a probate estate would need to be opened to transfer the property.

If the property was joint then a probate administration for both would need to be opened.

I would suggest that you discuss this with an attorney who can assist you with this.
