Surviving sole heir

My grandmother and grandfather both died in 1999 leaving an estate (real estate property valued at $60-70,000)and a will. My mother was designated heir but died in 1985 (my father is deceased - 1971.)

I am an only child and have little money. An attorney tells me it will cost $3000 x 2 to go through two probates. I must also pay death taxes. He wants a signed contract for sale of the house before he will start any work.

Are there other alternatives?

The cost to do a probate at $3,000 sounds about right. The requirement to have a sales contract is a little strange as any fees that would be due could be a lien against the estate property until it is sold. The taxes won't be high as it would be on one estate only and at low rates. I also maintain an office in Columbus, OH. If you need a referral let me know.

Your options are somewhat limited. Either find another lawyer or try to probate the properties yourself. The estate tax will be minimal as it caps in Ohio at about 7%.
