Apartment Repairs

What legal action can a tenant take to have his/her air conditioner fixed if it is more than 90 degrees outside and nothing has been done after several complaints?

Your question confuses me- you live in Missouri, but are asking about Oklahoma law. Let me know if you hit the wrong key, or if there is a step I am missing.

I can tell you that under Missouri law, your best options are not much fun. One, depending on your lease language, is to have the problem fixed yourself, and then withhold rent to cover the charges. Expect to be put out at the end of your lease.

The other option is a rent strike- don't pay for an apartment that is uninhabitable. These work best if more than one tenant is involved. Again, expect to be booted out after the end of your lease.

If your apartment is not livable, you may also contact the county health department. They have ways to pressure a landlord who is not keeping his property up to code.
