Legal Question in Landlord & Tenant Law in Oklahoma
Apartment Lease
My son had to leave his apartment due to death threats from, not only his roommates, but also their friends. It was his word against theirs and the apartment complex believed the majority. He was also raped last year and is having mental problems as a result (panic attacks and bipolar). His roommates basically threw him out, but because the apartment complex believed the majority, they have turned him and his co-signer over to a collection agency for the charge of the entire year of rent ($3000). Isn't there a law that says if a tenant gets basically thrown out of his apartment, that the current tenants have to find someone to replace him? Isn't the Apt. Complex responsible also for trying to fill the vacancy? I do not believe anything was ever done to try and fill the vacancy caused by my son's leaving the apartment. Also, due to the fact that his former roommates were threatening him, there was no way that he could take another apartment in the same complex. They weren't lying when they said they would get him. Shortly after he left the complex, he went over to a ''friend''s in the same complex. It turned out to be a setup so that someone who was paid by his roommates could have him attacked. He suffered a broken jaw!

Re: Apartment Lease
First I would need to review the written lease to advise re: potential liability and defenses.
ALso, I would need to review complete copy of the Police Reports re: assaults and death threats on him.
I would charge for this service.
I have been a LL for 27 years.
