broken house lease agreement

I made a verbal agreement to sell my house for the amount of30,000 to a friend. She gave me $10,000 for the down payment. We agreed she would make monthly payments for a year which would go to the balance of the house. We agreed she would pay the rest of the balance of the total within a year. We the year got hear she did not pay the balance and she stoped making payments.Since 8/06 I have not recieved any money from her and yet she is still living there. Now I have to make payment on both of my houses. Can I tell her to get out of my house with out her sueing me?

Your verbal agreement is invalid. You will need to evict her unless she signs a written agreement.Why didn't you do a written agreement to begin with?
