Condo roof leak liability

I have a condo that i lease which recently had a roof leak. The roof had been repaired by the condo association nearly a year ago and seemed to be fixed. The recent leak caused the tenants mattress to get wet. She claims this may have damaged her mattress. Am i liable for any damages?

Yes, if you are the actual owner of the property and you may be liable if actual damage is substantiated by the tenant as the direct result of this leak. However, before taken action or responsibility, you should consider the condition and value of the mattress that was alledged to be damaged; if any actual damage occurred.
