Legal Question in Landlord & Tenant Law in Oklahoma
Landlord/tenant
Our landlord sent a certified letter in the mail without it being notorized nor being served by a sheriff. It said we had 30 days, and was dated April 15th, then further down on the letter it said we had till May 5th to be out, which is 20 days from April 15th, not 30. Is it legal for her to do that without it being notorized or being served by a sheriff?

Re: Landlord/tenant
We are unable to answer your question without facts or information pertaining to your rental agreement and circumstances. The law allows 30 days notice at the discretion of Landlord or Tenant; if it is mutually agreed upon termination of the lease agreement. However, any other action must be in accordance with the law and issued as a court order; if you had defaulted and your rental or lease agreement resulted in a non-payment of rent for a certain length of time.
Without more information we are unable to address your specific concerns. In the meantime, 30 days is 30 days and you must adhere to this requested if a termination of your lease exists.
