under the Landlord&Tenants law's of ponca city\ OKla, are we the tanants after just three week's of moving into an hosue. and find to be very unsefe;" for childran's under 10 year's of age pus an new born very soon to be there too. if it on the tanant to make the landlards house inturaullly and exuraully safe from fire's cuseed by very bad wareing's pipes, with led & or painted well's with lled. and remaens in the yard after week's of asking and still had not been removed.

No. It is not the Tenants responsibility to make a rented dwelling healthy and safe. The Landlord has full responsibility to assure the health and safety of the dwelling. Particularly if the property contain lead or other poisionous chemicals that have been outlawed or declared illegal. Lead is one of those chemicals. Under the Oklahoma Landlord & Tenant Act, you have the authority to break the lease agreement if the Landlord refuses to change these unsafe and harmful conditions.
However, we recommend that you take pictures of these conditions and make your request to improve these conditions in writing or by letter. If she does not make the repairs in a specified time period, you have 30 days to vacate the property and thereby break the lease agreement, particularly, if you were not made aware of these conditions prior to signing the lease.
