Legal Question in Landlord & Tenant Law in Oklahoma
i have a rental property and it has been rented since June 2, 2009 and the tenants have failed to pay August rent and failed to transfer the utilities into their name and so they haven't paid those bills either. I have personally served an eviction notice which gave them 5 days to vacate and i have also filed papers with the court and we have a court date in September. My question is do i have the right to take possession of the premises or do i have to wait until the court date?

If the tenants abandon the premises you may take possession. Otherwise, you will need a court order.
