Replacing a functional garage door opener with a new one with safety sensors
our new tenants have small children and want safety sensors. Our rental is over 15 yrs with no sensors. Is this request our sole responsibility?

I assume state code requires this, but even if it doesn't, do you want to look back at the results of a catastrophic accident and wish you had installed them?

absent any specifically applicable california or federal codes to the contrary, you may not have responsibility and/or ultimate liability for not installing carbon monoxide safety sensors under your factual circumstances. however, it would require more research to fully apprise you of your legal rights or responsibilities here. your best bet would be to retain an attorney to do this VERY important research on your behalf, and/or negotiate a mutually fair agreement between you and your tenants regarding installation costs, etc.. so all of your legal and "moral" bases are covered. if you would like further assistance in this matter, contact us directly.
