Legal Question in Real Estate Law in Oklahoma
I bought a house a year ago. The structure had visible damage to the foundation on one side of the house. Before I purchased the house the realtor and a contractor told us that the structure was peired on that side. The contractor told us that all we would have to do was repair the crack in the concrete slab. So we went ahead and purchased the house. Since then we have had a substantial amount of settling on that side of the house. Also we had a water leak in our kitchen which caused us to pull up the laminate flooring in the kitchen, dining room, and living room. When we did we found cracks in the concrete all over. One crack was pretty bad but u couldn't tell because it was covered with a floor leveler. Also had to replace toilet gasket in the master bathroom. When I pulled the toilet up the toilet flange came up with it. The flange is supposed to be secured to the concrete. I removed the linoleum from the floor and found ceramic tile underneath covered with mold. Also a 3/4 inch crack running the width of the bathroom across the drain pipe for the toilet. The crack was filled in with a filler and covered up with linoleum. I had a foundation company come out and give me an estimate to make my house whole again and it came out to be a little under $17,000. My question is do I have any legal rights considering I signed a waiver stating I inspected the property and found it acceptable.

Unfortunately, your rights were relinquished when you conducted an inspection and issued an approval. It would have been helpful to conduct this inspection by and through a professional, especially if you located questionable damage to the property during your initial inspection. l
