Legal Question in Real Estate Law in Oklahoma
Getting Out of A Lease
I signed a one year lease at an apartment complex in the town I attend college in. It was for a four bedroom apartment, but the four leases are all seperate. I recently made the decision to change schools, causing me to move away. I looked at my lease and all it says is to get out of the lease early you have to pay a ''reletting fee'' of $251. When I went to speak to the manager, She said that I have to do that but I also have to find someone to take over my lease or I will be stuck in it and paying rent until it is up, in July. To make matters worse, the roomates took the news badly and I was forced(not physically but through torment) to move out early. I am paying rent for an apartment that I don't live in and do not even visit. It says no where in the lease that I have to find someone to take over my lease. What should I do?

Re: Getting Out of A Lease
Thank you for your question. I would need to see the lease in order to give an authoritative opinion. Based on what you have stated however, it sounds as though the reletting fee is all that you should have to pay as this represents a sort of liquidated damages clause predetermining and limiting your liability to the Landlord for early termination.
