Lost Deed
I own a parcel of property, 40 acres, but have lost the deed. I have an up-to-date abstract from when I purchased the property in 2004. I now need to sell this property. I have a buyer, but cannot find the deed. What should I do?

You do not need the original deed. A copy is kept by the County Clerk in the county in which the property is located. To sell you need only a new deed with the proper signatures of all owners, the correct legal description, and the proper names of the buyers. You would be wise to have a lawyer in your town prepare the deed for you to avoid possible problems down the line.
