Legal Question in Real Estate Law in Oklahoma

Real Estate Tax Question...

My Mother ownes 528 acres of prime cattle land which she lets my nephew use to raise his cows. They have an oral agreement that he will pay the county Real Estate Taxes in place of the rent. There is NO written agreement to this affect. No other party know about this but me, her son. Is there anyway he can manipulate the law and claim ownership of the land because his name is on the tax reciepts as the party paying the taxes and Her name is listed as the Owner of the land?

Thank you for your question. What you described lends itself to a claim by the nephew that he owns the property after she is gone. I assume he is also building, repairing fences, cross-fences and making improvements to the pastures or will be in a position to claim he has. This arrangement of him paying the taxes needs to stop and he needs to just pay her the money and let her pay the taxes. Also, she needs to have a Will or Trust established so that the property will go the way she wants upon her death.
