my sister and me inherited 3 pieces of property from our mothers trust we are unable to agree on the division what options do we have do we need to hire a lawyer or are their other options

You and your sister can sell all 3 properties and split the proceeds. If that is not agreeable, either one of you can file an action in District Court in which you ask the Court to "partition" the 3 properties between you. The Court will then listen to evidence from each of you and decide for you how to divide the property. The Court can order that the property be physically divided, or order the property sold and the proceeds divided. If you go the partition route, you would be well advised to hire an attorney.
