Breaking a lease agreement
If someone breaks a lease agreement after investing monies for a project. And then a refund, less expenses acrued is sent back to them and they cash the check. Have they agreed to the terms and refund.

Your description is rather confusing. Who is getting the refund, the person who broke the lease? A refund of what?
