Legal Question in Landlord & Tenant Law in Oregon
Tenant is 2000.00 behind on rent and has also caused damage by failing to inform me of a leak. I need to evict. Also it is a family of five in a small one bedroom unit

Agreed. The eviction process starts off with a 72-hour termination notice for nonpayment of rent, which must be authorized by and delivered in conformance with Oregon law. Once the notice expires, you can start the court eviction process. If you haven't done this before, you're probably best off at least consulting with your own attorney. Good luck,
