Landlord tenant relinquishing property

In Oregon, can a tenant used his deposit to pay his last months rents. So where does that leave the landlord when he needs to clean the property or repair any damages the tenant incurred.

A tenant is not allowed to use his "security" deposit to pay his last month's rent unless the landlord permits him or her to do so. Oregon statute distinguishes between a deposit towards last month's rent and a "security" deposit.

A wise landlord will always collect a "security" deposit and will not allow the tenant to use that deposit towards the last month's rent.
