Quiet title

Please reply ASAP as of the up most importance. I placed a construction lein on the property that we rent for repairs of water our contract with the owner stated that after termination of rental the billings would be used in toward a down payment or paid in full. I recieved a letter from the owner attorney stating that the they would be forced to file for a quiet title? What is that? Please reply ASAP as I only have a few days to respond. Thank you.

A quiet title action is used by a property owner to clear liens from the property or to prove ownership.

Your question does not give enough information for me to be able to answer it beyond defining a quiet title action. If you have received a letter from the owner's attorney, you need to consult an attorney immediately for specific advice.
