Raising Rent

I'm wondering if it is legal for me to raise the rent on my house in Portland, Oregon. The two year lease has expired and the tenant still resides at the property. If so, how much can I legally raise the rent per month?

Is there any rent control law there. If so, you must follow those rules; if not, with the lease expiring there should be a month to month tenancy situation which means you need to give 30 days notice to the tenant and there is no restriction on what the increase can be. If you make it too high, will you get a better tenant fairly quickly to make up for the period the home is vacant at the new rent.
