Death of Spouse

My Father died while in the process of selling a piece of property and my mother, his wife of 40 years, is not on the deed. What steps must be taken inorder to complete the sale and allow her to receive the funds?

It depends on the value (sales price) of the house. If it is under $150,000, then there is a "small estate" affidavit procedure that may be available. Otherwise, is may be necessary to file a probate for your father's estate. There are also other mechanisims, depending on the circumstances, that may allow your mother to sell the property.
