my father owns a small piece of land and would like to leave the land for use by all descendents (by blood) of his after he passes away, how would he go about setting that up in writing? A provision in a general will or would he need to set up some kind of trust?

A trust would be the most effective way of dealing with this situation. The trust needs to provide for how the land is to be used and shared, who will have access and when, how the taxes will be paid, who is responsible for maintenance (like mowing noxious weeds or repairing buildings), how insurance will be paid, and what to do with the land when there is no one left who qualifies to use the land. You will need an attorney to help you construct these provisions.
