my mother died leaving no will how do i sell her house

You may have to do a probate. There is the slight possibility you can do a small estate affidavit, or can get a title company to ensure title in the heirs, but the safest way is the probate so that the court orders the property be transferred to the heirs or sold during the probate. if there is value in the real estate, then most lawyers will agree to take the case and be paid their attorney fees when the house sells. So you may have little out of pocket expenses. (Other than the filing fee)

If your mother was the sole owner of the property then the initiation of probate is most likely. In the probate process you or another person would be appointed by the court as the Personal Representative, which would give you authority to sell the house.
