non probate property transfers
The only property my Father left between us 3 kids was his house. Can we get a property transfer in our names through land title instead of probate. He had no debts

You may file affidavit of claiming successors if your father's estate qualifies as a small estate - value of the real property cannot exceed $90k. (and total assets are under $140k, including $50k personal property).
Otherwise, you should open a regular estate, and transfer the property to the 3 kids as tenants in common with a Personal Representative's Deed. This will also eliminate the claims of any creditors, even though you state there are none.
