when the rent received , the land lord pays the receipt thereof. usually the rent is received within time and the date of receipt proves it that it is or it is not received within stipulated time. if it is not than tenant is defaulted.

if the land lord denies for to receive the rent for any reason than it does not absolves the tenant from his responsibility to pay rent on time, tenant should with due process deposit the rent with the rent tribunal.
