Selling a property

I know someone who owns a home with a girlfriend the house is deeded in both names and mortaged in both names. He is looking to get out of the relationship they are always fighting and the police are always involved. How does he get out of the ownership of the home with her and get the home and mortage in his name only. What steps have to be taken. Any info is appreciated.

Since they both own it the only way to get the property in one name is to have the girlfriend sell her interests, get her name off of the mortgage and get a new deed with his name only. My firm can assist the friend if needed.
