Legal Question in Business Law in Pennsylvania

I will be starting a business. I went to zoning office and found building was not to ADA standards. Zone officer said owner fought with township over this issue. On lease agreement, {not yet signed} statement is "As Is" condition. Whom is responsible to bring building up to code,Owner or myself if I am just renting? Thank you for any help.

As a Franchise Attorney I can say this. "As is" means just what it says. The owner obviously knows about the ADA issue and is trying to get you to assume responsibility for ADA compliance by the "as is" language. Don't sign the lease unless to agrees to bring it up to ADA standards. And don't waive any other rights a tenant in a commercial lease has. Consult with a good business or franchise attorney in your area for specific advice.
