Liability
I do electrical work in residential PA. Ocassionally I find that I may repair something to code, however I feel that there may still be conditions that (i.e. homeowners electrical heat possibly initially improperly installed)and I tell them so. But I want to remove my self from liability if the house burns down at some time

Sir, you should start by forming an LLC to do business under. This will protect your personal assets in the event anything does happen. Also, you could further protect yourself in such situations by informing the homeowner in wiritng of the condition and getting a signature from them indicating that they are aware of the other problems and have chosen not to employ you to remedy the situation.
