How do I collect? What do i do next?

Ive taken someone to court to collect $2,800 owed to me. First it went to district court and the judgement was in my favor. They appealed. I took it to Montgomery county, Pa. court and arbitrators ruled in my favor. The defendent appealed. Now, 2 wks ago, it went before a judge and the judge ruled in my favor. I'm not sure what to do next? I know the defendent has a house up for sale and I should put a lien against it(?) I really don't know what forms to ask for or really what step to take next. Any help would be greatly appreciated. Thanks.--name removed--

The decision must be reduced to a judgment. You can contact the prothonotary for the proper form and method. Once it is a judgment, it becomes a lien on any real estate owned by that person so long as it is not with his wife.

Your best bet is to contact the sheriff of the county to obtain the proper forms and costs for executing on personal property in his house. A sale can be scheduled for as little as $250.00. However, if the sale actually occurs (it will likely be prevented by a bankruptcy, etc.) you will need to store and dispose of the items as there will likely be no one there but the sheriff and you.
