Filing a lien while arbitration judgement is appealed

Am a smallbusiness owner with a deadbeat customer. Have been to small claims court & won but judgement was appealed. Went to arbitration hearing, won again but decision is being appealed AGAIN!! Can a lien be put in place while judgement is under appeal? A substantial amount of money is involved. Defendant owns real property. Want to be sure defendant assets aren't disposed of or shielded in any way.

A creditor does not have a right to have a lien pending the appeal of an arbitration. Only a judgment is a lien on real property owned by the judgment debtor. An arbitration award is worthless once it is properly appealed.
