sheriff sales

I am considering a sheriff sale to recover money owed to me by a former tenant. How many times can I use this option or is it a one time attempt at collection?

You fail to disclose whether you desire to have a sale of real estate or personal property of the debtor. If you are talking about personal property or bank accounts you can schedule as many as it would take to recover the entire debt. If you are dealing with real estate that is a more complicated and different procedure. If the real estate is not sufficient to satisfy the debt you are required to ask for a deficiency judgement within six months of the sale or your debt would be considered as payment in full. The statutory requirements differ in each state so please be careful.
